The Commons at Rowe Lane

The Commons at Rowe Lane is a master planned residential development providing housing for first time and first move buyers in the Pflugerville, Texas area. Gray Engineering carried out the engineering for the master planned preliminary plat for the 252-acre development and prepared construction plans and specifications for all eight sections of the development including some 925 single family lots.

Included in this design were a number of combination stormwater detention and wet pond water quality facilities to provide stormwater treatment for the entire development.

Gray worked closely with the City of Pflugerville, Travis County and TCEQ on permits required for this project(s) including qualifying it for future reimbursement by the overlying Lakeside Municipal Utility District.


Crestview Station Residential is a 32-acre residential development located within the Lamar Blvd/Justin Lane Transportation Oriented Development serviced by the MetroRail commuter train. This phased development includes a full array of attached single-family and townhome residences.

Gray Engineering provided the developer – DR Horton – with feasibility studies, preliminary plans, final plats, construction drawings and site grading plans for multiple phases of development. The project also required competent expertise, provided by Gray, for multiple easement vacations, license agreements and dry utility design coordination. Design criteria for the lots and streets required very close coordination to accommodate utilities within this very dense development.

Sendero Springs

Sendero Springs is a 268-acre multi-phased single-family development in southern Williamson County. The project is located between IH-35 and US 183 along RM 1431, which serves as a gateway into the Texas Hill Country. The development provides over 600 single-family residential lots along with multiple open space and recreational areas. The experienced staff at Gray Engineering, Inc. worked hand in hand with the Owners and land planning professional to lay out the project, taking advantage of the natural topography and scenic beauty of the area.

Gray Engineering was heavily involved in the development of Sendero Springs from initial project site selection, project due diligence, the securing of entitlement, platting, civil improvement design, and bidding and construction oversight. Gray worked with the County as well as Brushy.

Creek Municipal Utility District to develop a design that provides for efficient transportation and utility services, all the while maintaining the eligibility for MUD reimbursement.

The Somerville Master Planned Community, by DR Horton, serves the desirable Round Rock area.  Located near I35 and Toll Road 45, Somerville is well located to both Austin and its growing northern cities.  The development provides a unique mix of residential housing products including a variety of traditional single family homes, low maintenance garden homes and duplex homes.

Gray Engineering supported all phases of due diligence, entitlement, design and final construction oversight.  Gray Engineering initially worked with DR Horton on the developments preliminary land plans, PUD (Planned Unit Development) documents, and Preliminary Plan.  With initial entitlements in place Gray Engineering prepared final engineering designs for each of the developments five phases.  Gray’s designs include all street, water, wastewater, drainage, wastewater lift station, detention basins and community parks.   As the community was constructed Gray’s field personnel observed.

The Oaks at San Gabriel

The Oaks at San Gabriel is a master planned residential development along Hwy. 29 within the City of Georgetown’s ETJ.  The development encompasses 397-ac of rolling and treed land.  Ultimately, the development will include 843 single family lots, treed lined streets, a large City park with hike and bike trails, and a state of the art amenity center.  Bisecting the site and providing a year round natural amenity is the Middle Fork of the San Gabriel River which flows year round through the development.

Gray Engineering has been involved in the project since its inception.  Gray Engineering’s professional services started many years back with supporting preliminary project entitlements, land planning and Municipal Utility District formation.  Over time, Gray Engineering has prepared final engineering plans for the community’s twelve (12) development phases.  Additionally Gray Engineering has overseen all construction bidding and oversight.
